Family Pets: For dogs and cats there are respective supplements of £29 and £19 per week, per animal, and the
normally permitted maximum is 2 in total.

Included in the rental price:  All electricity, heating oil, coal, logs, kindling, towels, bed linen, toilet soaps, washing up liquid, etc., and free access to small video and book libraries, miscellaneous games for children and adults, and a soft toy collection.

Bookings:  Confirmed bookings are accepted only against payment of  10% deposit (cash, cheque, International Money Order, American Express or other travellers cheque or, Swift (IBAN) Bank transfer) and the residual cost of the rental is payable no less than 8 weeks prior to the date of arrival, whilst all holidays booked within this time scale, must be paid for, in full, at time of booking.

We also accept Paypal payments, which allow you to use most credit or debit cards, you do not need to have a Paypal account. Click the Paypal logo to make a payment, but please add a 3% service charge for using this service.

Free Child Places: For all bookings taken as of 16th January 2009 onwards, up to 2 children under the age of 8 will go free or, up to 2 children under the age of 15 will be charged for at 50% of the adult rate prevailing. Honesty, rather than proof of age relied upon ! Not available during red weeks, July, August, Christmas, New Year and Easter. May not be used in conjunction with Last Minute offers or Bargain Breaks.

Red Weeks: All subject to a 20% supplement.

Refund Policy:  Since all deposits are non-refundable, and there are no guaranteed refunds for cancellations within the 8 weeks prior to the arrival date, it is essential that you and your family/group, are covered by holiday cancellation insurance, should  adverse circumstances preclude departure/arrival.  In the event of such cancellation, and assuming it has been possible to resell the week/s in question, the owners will, at their entire discretion, and provided any consequential loss  has not already  been, or, is likely to be, underwritten by your Insurers, refund any discounted, re-sale price eventually negotiated, subject to an administration charge of 10%.  Special conditions may, however, apply for accommodation booked during ‘premium weeks’.

Holiday Cancellation Insurance (U.K. residents only):  Cover can be obtained through Travel Protection Services Ltd., and we can either send you a proposal form for completion, or you can arrange 'on line' cover by accessing this link.

Arrival/Departure Times:  Unless otherwise agreed, weekly rentals will commence on Saturday at 3.30 p.m., and end at 10 a.m. the Saturday following.

Good Housekeeping Bond: At Christmas/New Year, or, at any other time, when the size and make up of the visiting group dictates, the owners may, at their discretion, and at the time of booking, insist on a deposit, not exceeding £150, as contingency against recovery for the making good of any and all potential damage, accidental or otherwise. However, in the event the property is vacated with the fabric of the building, the furniture, fittings and equipment all intact, then whatever sum may have been retained, will be refunded in full.

V.A.T. (Value Added Tax) The owners are not registered for V.A.T., and no charge for this will be added to the published prices as shown above.
